The team at Trout Design Studio, a full- service Architectural and Interior Design firm and long-time ArchiCAD user, is successfully expanding the firm’s scope of work from high-end, single family residential projects to include condominiums and apartment buildings.  As part of that expansion; Trout Design took on a renovation project with the Potomac Construction Group and Valor Development at the former Italian Embassy. Together, they’re transforming a historic landmark on 16th and Fuller St. NW in Washington DC into a luxury condominium project – called “Il Palazzo”.

The design creates a 110-115 condominium unit building with 75-100 parking spaces. There will be a semi-private outdoor pool and a residential tower on the corner of Mozart and Fuller that blends into its surrounding context. Trout Design has been working with the developer to preserve the exterior of the Italian Embassy as well as some of the more magnificent spaces inside: the grand foyer, monumental staircase, the ballroom, and the library.

Until today, the building had gone through many failed attempts at being developed. According to Trout Design owner Michael Beidler, they have managed to move more easily through the administrative process that goes along with working on a historical landmark and bring the project further than any of the three previous firms assigned.

I had a chance to speak with Trout Design owner, Michael Beidler and BIM manager on the project, Rob Robert, recently and find out what is the secret of their success on this project.

Developers of the former Italian Embassy property in the Adams Morgan area received final Zoning Commission approval last Thursday to build more than 100 apartment units on the site.

The commission had offered preliminary approval for the Il Palazzo project in September, but noted concerns about parking and the possibility of future development blocking views from some units. Moving some of the apartments around within the building satisfied the commission, which voted 4-0 to let the project move forward.

At a crowded, standing room only meeting on July 5th of the Adams Morgan ANC’s Planning, Zoning, and Transportation Committee, the proposed Il Palazzo Planned Unit Development (PUD) project for the long-vacant former Italian Embassy site at 16th and Fuller Streets was unanimously endorsed by the committee, together with amenity or community benefits package for transmittal as an agenda item at the full ANC’s July 6th monthly meeting, where passage, after further discussion, was also unanimously adopted.

Valor Development is moving forward with its current vision to turn the former Italian Embassy at 2700 16th St., NW into a residential complex – known as “Il Palazzo” – and will visit the Historic Preservation Review Board (HPRB) next week for design approval.

Valor has submitted design schematics for the preservation of the existing 3-story limestone building and the addition of two towers (5 and 8-stories tall), time will tell if the concepts by Trout Design Studio will sink or swim with the HPRB. Representing Trout Design will be principal Michael Beidler, along with designer Patrick Cooke, and a few others from the small, local firm, which declined to divulge details in advance of the upcoming meeting.
